We like to meet at site so that we can understand and advise on the challenges and opportunities specific to your project and to explore the scope and style of what you want to achieve.

Even at this early stage we will look to talk through matters such as budget, timescales, sustainable design and the incorporation of renewable energy sources.

Sketch Design

All our schemes are bespoke and in the first instance we will work up some initial sketches for you to review. These designs are our response to your brief and review of the proposed site.

We have a number of tools that we can utilise to help to bring our ideas to life for you including virtual walk throughs and 3D models.

We will also draw upon our experience of recent local planning decisions to improve the speed and likely approval of plans.

Ultimately our goal is to provide you with a creative solution for what you trying to achieve.

Planning Design and Approval

Based on your feedback we then produce a finalised set of drawings that can be submitted for planning approval .

Most of our clients prefer us to manage the submission and approval process on their behalf.

We keep in touch with the planning department during this period to ensure a timely response.

Building Regulations and Product Specification

We will now draw up a detailed set of drawings to outline the structural and mechanical aspects of the design.

This is also the opportunity for you to finalise details of fixtures and fittings.

These drawings are provided to the builder to enable them to accurately quote for the project.

Tendering and Value Engineering

We would be happy to tender the project on your behalf.

We would usually get 3 quotes for you to compare and can suggest builders we have worked with in the past if needed.

We can also help review costs and offer creative solutions to the design to help you manage your budget.

Construction

We can manage the construction phase on your behalf, drawing up a timetable highlighting the key decision points, visiting the site when needed and liaising with the builder and other contractors.

This is when your vision really starts to become a reality.

With our experience, we manage the daily stress to ensure that this process is an enjoyable one!

Handover

Welcome to your new home!

To ensure peace of mind at the end of your project, we help you to agree the final account with the contractor and will ensure that you receive a ‘Handover Pack’ that contains all the relevant warranties and commissioning certificates you need to operate and look after your new home.

We also revisit the project after six months to undertake a defects inspection on your behalf.
