We like to meet at site so that we can understand and advise on the challenges and opportunities specific to your project and to explore the scope and style of what you want to achieve.

Even at this early stage we will look to talk through matters such as budget, timescales, sustainable design and incorporating renewable energy sources.

Sketch Scheme Design

All our schemes are bespoke and so is our response to your brief and a review of the proposed site.

We produce a series of sketches which are part of an iterative design process to help us refine and evolve your brief into your dream home.

We have a number of tools that we can utilise to help to bring our ideas to life for you including virtual walk throughs, 3D models and computer generated images.

Our integrated approach to design ensures that financial, structural, environmental and planning constraints are considered within the creative process.

We will also draw upon our experience of recent local planning decisions to improve the speed and likely approval of plans.

Development of Design for Planning

Submission

Based on our discussions we then produce a finalised set of drawings and documents that can be submitted for planning approval.

We work with an established team of consultants who can provide expert advice on topics such as sustainable design solutions and specialist advice to ensure the greatest chance of securing planning approval.

Most of our clients prefer us to manage the submission and approval process on their behalf. We keep in touch with the planning department during this period to ensure a timely response.

Building Regs
Building Regulations

Our experienced team will draw up a detailed set of drawings to satisfy Building Regulations.

The information will outline the structural and mechanical aspects of the design as well as how the energy usage will be controlled and managed.

This may include modern energy efficient technologies such as heat pumps and heat recovery systems  and/or renewable energy sources such as solar panels.

Detailed Specification

At this stage we will work with you to finalise the details of the internal and external fixtures and finishes of your home whether that is a bespoke staircase design, a swimming pool or door and window design details.

Tendering and Value Engineering

The building regs and detailed specifications are issued as a tender pack to a number of contractors.  We can recommend builders from our pool of trusted contractors if needed.

 Construction

This is when your vision really starts to become a reality and as your architects we are on hand to support you and the contractor through the build.

We recommend building works are completed under a contract which confirms the price, programme and works to be completed.

We can act as an independent Contract Administrator to manage this contract, providing monthly progress reports and ensuring interim payments reflect the progress of construction at each stage.
