Planning approved for barn conversion in Herefordshire countryside

We’ve recently secured planning permission for a barn conversion and extension project in the beautiful Herefordshire countryside.
Originally, our client wanted to convert an existing agricultural barn into a one-bedroom dwelling of the same footprint, which we designed and prepared planning drawings for. This scheme sat under a Class Q approval.
Our client then wanted to increase the footprint of the barn to improve viability. The previous Class Q approval was quite restrictive - it limited what could be changed externally and how much land could be used as amenity space.
We proposed an extension that follows the existing form, using different but still agricultural materials, with a glazed link connecting it to the original barn.
The approved scheme now delivers a two-bedroom dwelling with more generous open-plan living space and outside areas.
The permission is a full approval for the entire building – conversion of the existing barn and the addition of the extension – and is not tied to the completion of the Class Q. It also includes a change of use of land to create a usable domestic curtilage.
We worked with a great team on this barn conversion project, led by McLoughlin Planning Ltd with K-Ten Consulting Ltd (drainage) and Focus Environmental Consultants (ecology).
