A feasibility study: Helping specialist care providers plan building projects with confidence
Discover the potential within your existing estate through an initial feasibility study
Many specialist care provision is housed in older buildings. Since these properties were first constructed, the needs of end users have changed significantly, as have the aspirations of how specialist residential accommodation and care are provided.
Existing buildings may no longer support important operational requirements, with too few en-suite bedrooms, ineffective circulation spaces, limited communal spaces and poor connections to outdoor areas.
Alongside these practical considerations is the aspiration to enable residents to live with dignity and as independently as possible in stimulating and engaging environments. Older buildings can fall short in several important areas.
At coombes everitt, we undertake feasibility studies for specialist care providers as a first step in helping them identify how their existing building stock can be re-imagined to better accommodate longer-term care. Our Director, John Everitt, explains what a study involves and the value it can bring.
WHAT IS A FEASIBILITY STUDY?
A feasibility study is a preliminary process that takes place when clients are beginning to consider potential building works.
At coombes everitt, we explore whether the existing building stock can be successfully repurposed or extended to meet functional, administrative and aspirational needs, or whether a replacement scheme may offer a better long-term solution.
The starting point is a considered review of the site to understand the quality and functional effectiveness of the existing spaces. We will also consider whether there are any environmental, planning or site considerations that may affect the project.
The study will typically include sketch schemes and budget cost plans, along with a roadmap for delivering the preferred approach.
We also look at opportunities to improve energy performance and reduce long-term maintenance and running costs.
THE VALUE OF A FEASIBILITY STUDY
By exploring multiple scenarios early, a feasibility study supports informed decision-making, realistic budgeting and strategic planning.
The information gathered through this process gives the board or trustees confidence in what can be delivered within their budgetary constraints before significant funds are committed.
Alongside assessing the available development options, we can help clients explore potential sources of funding, such as grants. We can also consider whether ancillary buildings or land could potentially be separated and sold to raise funds for the proposed works.
Some of our clients have used the sketch schemes we design to help them develop a template when planning improvements across their wider building stock.

HOW MUCH DOES A FEASIBILITY STUDY COST?
A feasibility study involves a relatively small upfront investment, with fees starting from £3,500, depending on the scale of the site and the level of detail provided.
THE IMPORTANCE OF WORKING WITH A SPECIALIST TEAM
Every project is unique and our 10+ years of experience working in specialist care means that we can deliver thoughtful, flexible design solutions that respond to the emotional, social and practical needs of both residents and the teams that support them.
Depending on the site and scope, we may work with quantity surveyors, planning advisers and other specialist consultants to build a more complete picture of the available options. We may also engage with relevant stakeholders to understand the practical, emotional and operational needs of residents, care teams and administrative staff.
